Working closely with our Corporate Services Department our lettings team ensure that your property benefits from the most comprehensive coverage and is available to both local tenants as well as those we are working with that plan to relocate to the area.

We realise that the most important part of our service is to ensure that our landlords are paid their rent promptly and that we provide good quality reliable tenants and the property is looked after and maintained to a high standard.   • Rental evaluation, provision of property details with colour photographs

  • Accompanied viewings and finding of a suitable Tenant
  • A comprehensive in depth check of the prospective tenants suitability
  • Complete portfolio transfer service
  • Collection of security deposit and registering with Tenancy Deposit Scheme
  • Arranging and preparing the Inventory and Check-In
  • Preparing Tenancy Agreement and Legal Notices
  • Advising on compliance with Safety Regulations for Gas/Electricity supplies etc.
  • Collecting monthly rental payments and providing monthly accounting to Landlords
  • Arranging annual gas safety checks
  • Periodic inspection of the property and reporting of any problems when managing the property
  • Obtaining competitive quotations and, upon approval, arranging for necessary repairs/maintenance to be carried out
  • Contacting the Tenant and arranging for renewals and/or check-out as necessary

Fees to tenants

  • Referencing fees:
  • £350 + Vat per person
  • Guarantor fee = £100 + Vat
  • Pet fee = £50 + Vat
  • Tenancy Renewal fee £50 + Vat

Fees to landlords

  • Initial setup fee = 75% of first months' rent + Vat
  • Fully Managed fee = 12% + Vat
  • Rent Collection fee = 8% + Vat
  • Tenancy Renewal fee = £50 + Vat
